How to get a Golden Visa in the UAE: step-by-step application
How to apply for a UAE Golden Visa step by step: the ICP eligibility check, category thresholds from the ICP Golden Residency Guide (10 Sep 2026), which body nominates each category, applying through ICP Smart Services or GDRFA Dubai, the six-month entry visa from abroad, the official fees, and the student and nurse routes.
The short answer
To get a UAE Golden Visa, you first confirm you fit one of ICP's categories (investor, entrepreneur, scientist or specialist, outstanding student, humanitarian pioneer, exceptional talent or frontline worker), gather the proof for that category, obtain the nomination or recommendation letter where the category needs one, then apply through ICP Smart Services or, for Dubai, GDRFA Dubai. From abroad, ICP issues a six-month multiple-entry visa so you can finish the process in the country. ICP's guide (10 September 2026) describes the permit as a ten-year residence without a sponsor.

Step-by-step: how to apply for the Golden Visa
- Run the ICP eligibility check. ICP's Smart Services has a free "Check Your Eligibility" tool linked from its Golden Residency Guide. It tells you which category and documents apply.
- Match the category requirements. The headline thresholds on ICP's guide: AED 2,000,000 for investors (bank deposit, company capital or property, with a loan allowed only for property from an approved local bank); AED 1,000,000 annual revenue or a AED 7,000,000 exit for entrepreneurs; a salary of at least AED 30,000, a bachelor's degree and a level one or two occupation for specialised professionals.
- Get the nomination where required. Scientists need the Emirates Scientists Council, healthcare specialists the Ministry of Health and Prevention or the local health authority, educators the Ministry of Education, creatives the Ministry of Culture. GDRFA Dubai will not accept these applications without the ICP-system approval or a local nomination.
- Apply. Outside Dubai, log in to ICP Smart Services with UAE Pass and open the Golden services dashboard. In Dubai, log in to GDRFA smart services with UAE Pass or a username, or use an Amer centre. Dubai property investors submit through the Land Department's accredited centres.
- If you are abroad, enter on the six-month visa. ICP issues a six-month multiple-entry visa to complete the procedures, renewable once for another six months.
- Complete medical, biometrics and Emirates ID. GDRFA offers a Golden Visa Appointment booking for the verification visit. Health insurance for the family is required in every category.
- Receive the permit. Keep meeting the condition you qualified on; GDRFA says it can be withdrawn if a specialist's salary drops below AED 30,000 or an investor sells the property.

- Valid UAE health insurance for you and each family member

Golden Visa for students
Outstanding students qualify on these published conditions (ICP guide, GDRFA Dubai card):
- High school: Grade 12 from a government school or a private school the Ministry of Education licenses, at least 95%, certificate attested by the Ministry.
- UAE universities: bachelor's, master's or doctorate from a university the Ministry licenses, GPA 3.5 (category A) or 3.8 (category B), within two years of graduation, attested.
- International universities: a university in the world's highest-ranked 100 on the Ministry's recognised list, GPA 3.5, within two years, attested.
What GDRFA Dubai adds for student applications
The application needs the Ministry's approval in the ICP system first. GDRFA Dubai adds that a Dubai applicant must hold a Dubai-issued residence file, that student golden permits are not renewed after expiry, and that high-school achievers can sponsor parents only while graduates can sponsor a spouse and children with proof of income and housing.
Golden Visa for nurses
There is no separate "nurses" category on ICP's list. Nurses apply as healthcare specialists, which needs a recommendation from the Ministry of Health and Prevention or the relevant local health authority, or as specialised professionals if they hold a bachelor's degree, a level one or two occupation and a salary of at least AED 30,000. The Dubai Government Media Office reported on 12 May 2025 that Dubai Health nursing staff with more than 15 years of service were granted golden visas by directive. That route runs through the employer, so nurses at government health providers should ask HR about nominations before applying alone.
Changes in 2026
ICP republished its Golden Residency Guide on 10 September 2026: ten-year residency across all categories, residence for children regardless of age, the AED 30,000 salary line for specialised professionals, and the six-month entry visa renewable once.

Frequently asked questions
Can I apply from outside the UAE?
Yes. ICP issues a six-month multiple-entry visa so you can finish the application inside the country.
Does the Golden Visa need a sponsor or an employer?
No. ICP describes it as long-term residency without a sponsor. Specialists still need a valid work permit and contract to qualify.
Can I keep the visa if I live abroad?
Yes. GDRFA says golden holders are exempt from the 180-day rule; the permit lapses only if it expires while you are abroad.
Can a mortgaged property qualify?
Yes. ICP allows financing from an approved local bank, and GDRFA Dubai accepts mortgaged property with a lien registered for the residency period.
Is the student visa renewable?
GDRFA Dubai states that student golden permits are not renewed after expiry. Graduates typically move to another category.
